Warning Signs: Is Your Chimney Under Threat?

Debris on the Ground (Spalling): If you find small pieces of brick, stone, or mortar on your garden or driveway, your chimney is “spalling.” This happens when moisture gets trapped in the masonry and freezes, causing the face of the brick to pop off. If left, the chimney loses its structural integrity.
Internal Damp & Staining: Keep an eye on your upstairs ceilings and chimney breast. Damaged wallpaper, peeling paint, or brown “tea-stain” marks are classic signs of a leak. This often indicates that the internal flue or the exterior masonry is saturated and needs immediate attention.
Visible Gaps & “Hollow” Mortar: Inspect your chimney from the ground or with binoculars. If the mortar joints look recessed or hollow, the “bed” of the brick is exposed. Cracked chimney crowns (the flat concrete top) are also dangerous, as they allow water to pour directly into the center of the stack.
Loose or Corroded Leadwork: The lead flashings at the base of your chimney act as the primary seal against the roof. If these have pulled away from the masonry, or if you see white powdery “lead carbonate” on them, they are no longer watertight and will allow rain to bypass your tiles.
Unstable Chimney Pots: If your chimney pot looks slanted or loose, it is a significant safety hazard. High winds can easily dislodge a loose pot, causing it to fall through your roof or onto the ground below.
