How To Check Your Roof For Leaks

I often get asked by customers how to check their roof for leaks and what areas are most likely to leak. Well the areas that are most likely to leak are where one surface meets another, we call these penetrations. For example, the chimney, a roof light, vent tiles or dorma’s. Chimneys are very susceptible as they have numerous ways in which they can allow rain water to penetrate them. The lead flashing’s can come loose or the pointing can erode allowing rain water to penetrate it.

When checking your roof it is always best to use a pair of binoculars and check the following areas:

Ridge tiles– look for any cracks in the mortar and the ridge/hip tiles
Roof slates/tiles– look for any broken or slipped tiles/slates
Lead work– check to see if the lead work has slipped or has any cracks in them
Guttering check the joints as these are most likely to leak and also the swan neck of the fall pipe where debris is likely to collect.

Damp patches on your wall

If you are noticing damp patches on your wall in can be caused by water leaking through the roof and penetrating the cavity wall. This can lead to damage to plaster/wallpaper and in the long term can even cause damage to your health.

We were called to a job by a customer who was noticing damp on both the front room and bedroom wall. These patches were on the gable end of the house and parallel to each other. After inspecting the roof we noticed that the mortar on the coping stones had disintegrated and that the lap on the lead work was insufficient.

This was causing rain water to pour down the cavity wall creating damp patches in the customers house. We removed the coping stones, cleaned them off and then rebidded them and pointed them back up. We also replaced lead work around the chimney to ensure that the roof was fully water tight.

Removing/Replacing a Chimney Pot

There are various reasons why you would want to replace or remove an existing chimney pot. These reasons can be as follows:

1) To prevent rain water entering the flue and possibly causing damp – A lot of chimney pots have open tops so there is direct access for rain water. Over a period of time this can cause damp to the chimney stack and surrounding areas. There is also the possibility of birds falling down the chimney stack. They perch themselves on the edge of the chimney pot and can the fumes can knock them unconcious so they fall down the flu.

2) To prevent damage to the chimney stack – Traditional chimney pots are generally quite tall and very heavy. If the mortar around the pots comes loose they can start to sway causing damage to the stack. If one of these pots falls off it can cause tremendous damage to the chimney stack/roof/parked cars or even a passerby.

3) The chimney is no longer in use – If the chimney is no longer in use then there is no need for such a big chimney pot to be present.

If you want your chimney pots taking down for one of the above reasons I suggest you replace them with a 6 inch gas cowl. These are very light, easy to fit and allow for ventilation in unused chimney flu’s. They also provide enough upward movement in the air to remove harmful gas and smoke from your home.

How Often Should I clean my gutters out?

There are a lot of customers that ask the question, “how often should I clean my gutters out?  Well there is no set answer for this, it varies case by case.

If there are no trees around the house then you will only need check every 2-3 years for dirt building up. However, if there are trees you will need to check up to 4 times a year. Especially in Autumn when all the leaves are falling off the trees.

The leaves can build up in the gutter and more importantly in the swan neck of the fall pipe. This will cause a blockage in the pipe, which will in turn prevent rain water been washed down. This will cause the gutters to overflow. The extra weight in the gutter can also cause them to pull away from the house wall, leading to gutter repairs and further expense.

What I would also look out for is loose pointing in the ridge/hip tiles. If this falls down the roof into the gutters it can get blocked in the swan neck, blocking the fall pipe.

There are ways you can avoid the gutters from becoming blocked, you can buy gutter guards these are placed in the top of the gutter to avoid build up of leaves and debris.

Flat Roof Repair In Milnsbridge, Huddersfield

We have just conducted a flat roof repair in Milnsbridge. The centre of the roof was leaking which was causing damage to the bedroom ceiling below. The customer wanted to avoid having the flat roof re-done if possible and wanted a repair instead.

After close inspection we located the leaks in the felt roof, the water was coming in through the joints and finding its way through the base felt onto the ceiling below. As the leak had been found early it hadn’t caused any structural damage, meaning the roof could be repaired without having to replace the boards or green mineral.

To conduct the repair, we removed the white spa from the roof and brushed off all the dust to ensure the surface was as clean as possible. We then applied tar to the damaged section of the flat roof, we implemented 2 layers to provide adequate protection. Once the tar had dried we then replaced the white spa back on top, this helps to soak up rain water.

We have been in touch with the customer since we completed the work and they are happy with the flat roof repair. Especially because it had rained heavily after we completed the work. We will be back in touch with the customer in a couple of months to ensure that the flat roof repair is still water tight.
